When is my rent due?
Rent is due on the 1st day of the month and not considered delinquent until after the 5th day of the month.
Do you have an after-hours payment box?
Yes. There is a lock box mounted on brick to the right of entrance. Please do not leave cash in the after hour box.
What is a parental guaranty?
This guaranty is required for all college students. One parent for each tenant must give a personal guarantee that the rent (jointly and separately) will be paid for the property.
Can I sub-let?
Subleases are allowed; however, sub-tenant must fill out an application, be approved by you and all other roommates before we can approve the Subtenant.
If I sub-let, am I still responsible for the rent?
Yes, original tenant remains responsible for the rent until the expiration of the original lease. Your subtenant will make payments for you in your absence. Should said sublessee stop making rent payments the responsibility does fall back on you and your roommates to make good.
Is lawn care furnished?
For the most part yes. This depends on the property.
Are any utilities furnished?
No. Tenant is responsible for all utilities.
Can I call a repairman and deduct cost from my rent?
No. College City Realty should be notified about any repair problems. We pride ourselves on prompt response. It is our responsibility to provide you with ethical and capable repair companies.
How do I report a repair problem?
We highly encourage you to submit maintenance request through our portal(Tenant Web Access) or on our Resident App.
What are your office business hours?
Monday through Friday, 8am until 5 pm.
Can I pay rent separate?
No. We accept one check or online payment for the full amount of monthly rental. We recommend designating one person to pay this from your party or starting a house account at local bank branch to where you can turn around and write one check.
Do you allow Pets?
Yes and no, but please ask as some properties may not allow pets or have breed restrictions. Owner would need to approve animal, if approved, there is a non-refundable pet fee and a monthly fee associated with having the pet live at the property. A separate pet addendum will be signed at the time the lease is signed. All roommates will have to sign.
Can my security deposit cover my last month’s rent?
No. No security deposits are refunded until all rent is current.
Is there a security deposit?
Yes. The Security deposit is equal to one month’s rent and is required before a lease can be signed.
Is the security deposit refundable?
Yes. Deductions will be made for any damages above normal wear and tear and the cleaning fee.
Where is your office located?
3925 Rice Mine Road N.E. We are in the same building with the Rite Aid Distribution Center. Turn right into our parking lot immediately past the Chevron.
